An Award of Excellence for a 30,000 square foot building in Smithers
Ptarmigan Meadows is an adult living facility in Smithers, British Columbia, built with a Pacific Homes commercial building package on the SmartWall® system. It received the Award of Excellence for new construction.
Excellence, innovation and sustainability in design and construction
That is the wording of the citation, and it describes a building that was meant to look traditional and perform like a modern one. Ptarmigan Meadows accentuates traditional architecture, complemented with earth tone colours and accented with an alpine open post and beam entrance.
Pacific Homes and Ptarmigan Meadows accepted the award together. The package was the structural shell: prefabricated floors, walls and trusses, engineered and manufactured in Cobble Hill and shipped north to the Bulkley Valley.
Energy efficiency and quality of construction were the priorities
A care facility runs its heating around the clock in a northern interior winter, so the wall was chosen for its effective R-value first. The Pacific SmartWall® brought better noise reduction between suites and better air quality with it, and the owners recorded significantly lower heating and cooling costs once the building was in use.

Floor, wall and truss components were modelled with integrated 3D design software, so potential design flaws were dealt with before construction began.

Residents choose between five suite layouts, each a slightly different arrangement depending on the square footage wanted: the Babine, the Driftwood, the Skeena, the Bulkley and the Hudson Bay.
