Construction costs in British Columbia have climbed to the point where a lot of owners are reconsidering how they build rather than whether they build. Prefabricated cabins, smaller dwellings and efficient custom homes are getting a serious look from people who would have defaulted to a conventional contractor five years ago.

Secondary suites and the incentive program

Owners building a secondary suite may qualify for the provincial Secondary Suite Incentive Program, worth up to $40,000 depending on size and total cost.

Flat panels ship on standard trucks and ferries, which is why island and off-road sites stay workable. Our own island location means we do this constantly rather than occasionally.

The Wall System

Wet coast, cold Interior, one system

A coastal envelope is fighting moisture and a long mild heating season. An Interior envelope is fighting genuine cold. The same wall serves both because depth is specified to the site rather than fixed, in 2x6, 2x8 or 2x10.

Independent testing by RDH Building Science measured effective R-21.1, R-27.1 and R-33.9 at a 14% framing factor, against roughly R-13 for a conventional 2x6 batt wall. Panels were separately tested for a full year at BCIT's Cold Weather Testing Facility, which showed reduced moisture buildup alongside the efficiency gains.

Kit home, prefab package and panelized package all describe the same thing: a complete set of engineered components manufactured off site and assembled on your foundation by a licensed local builder. It is not a manufactured home on a chassis and it is not a modular home shipped as finished boxes. Because the house is completed on site under the same permitting and inspection process as any custom build, the finished home is treated as a site-built home.

Yes. Panelized packages ship flat on standard trucks rather than as finished three dimensional boxes, so they travel where modular homes cannot. That makes island properties, acreages and sites with limited road access workable. We plan the logistics for your specific site, including access roads and ferry routes.

Yes, and it is one of the more common reasons people call us in BC right now. Provincial policy has been pushing toward more units on existing lots, and the Secondary Suite Incentive Program may offset a meaningful share of the cost. Rules vary by municipality, so confirm what your lot permits before design. Our small home plans and duplex plans both suit this well.

For BC clients, yes, in two practical ways. Freight is shorter and cheaper than for anyone shipping from the Prairies or the US, and you can drive to the plant and watch your components being built. Tours are open to homeowners, which is unusual in this industry and worth taking up if you are within a few hours.
