Coastal exposure, seismic requirements and a wet building season are the three things an Island package has to answer, and all three are engineered in before anything is cut.

Coastal seismic design

Vancouver Island carries real seismic exposure, and structural design accounts for it in the package rather than leaving it to be resolved on site.

Wind and driving rain

Exposure category is set for your specific site. An exposed west coast headland and a sheltered Cowichan Valley lot are different structural problems.

A long mild heating season and a lot of rain

Island building is less about extreme cold than about a heating season that never quite stops and moisture that never quite dries. An airtight envelope does both jobs: it holds heat through a grey January and reduces the moisture load the wall has to manage.

A full year of testing at BCIT's Cold Weather Testing Facility showed reduced moisture buildup over time alongside the efficiency gains, which is the pairing that matters in a coastal climate.

Kit home, prefab package and panelized package all describe the same thing: a complete set of engineered components manufactured off site and assembled on your foundation by a licensed local builder. It is not a manufactured home on a chassis and it is not a modular home shipped as finished boxes. Because the house is completed on site under the same permitting and inspection process as any custom build, the finished home is treated as a site-built home.

We manufacture and deliver the package with complete assembly documentation, and our team stays available for technical questions through construction. Yes. Panelized packages ship flat on standard trucks rather than as finished three dimensional boxes, so they travel where modular homes cannot. That makes island properties, acreages and sites with limited road access workable. We plan the logistics for your specific site, including access roads and ferry routes.
