Prefab homes for Vancouver Island, made on Vancouver Island.
Our plant is in Cobble Hill. For an Island build that means the shortest delivery run we have, a factory you can drive to and walk through, and a team that has been engineering for Island conditions since 1982.

This is the one market where we are the local builder
Most of our clients are hundreds or thousands of kilometres away. On Vancouver Island we are down the road. Your components are cut in Cobble Hill, your Build Specialist is local, and delivery is a short run rather than a freight exercise.
That also means you can see the work before you commit to it. The plant is open to homeowners, and standing on the production floor answers the quality question faster than any brochure.
Searching manufactured homes?
Manufactured, modular and panelized are three legally distinct things, and the category decides your permitting path, your financing and where you are allowed to build. Pacific Homes builds panelized packages: components manufactured off site, assembled on your foundation, treated as a site-built home. The full comparison, including financing and title.
Island conditions, engineered specifically
Coastal exposure, seismic requirements and a wet building season are the three things an Island package has to answer, and all three are engineered in before anything is cut.
Coastal seismic design
Vancouver Island carries real seismic exposure, and structural design accounts for it in the package rather than leaving it to be resolved on site.
Wind and driving rain
Exposure category is set for your specific site. An exposed west coast headland and a sheltered Cowichan Valley lot are different structural problems.
BC Building Code and Step Code
Engineered to the BC Building Code, with wall depth specified to your target step under the Energy Step Code where that applies.
The shortest delivery we do
Cobble Hill to anywhere on the Island is a short run, which keeps freight cost down and makes scheduling straightforward.
A long mild heating season and a lot of rain
Island building is less about extreme cold than about a heating season that never quite stops and moisture that never quite dries. An airtight envelope does both jobs: it holds heat through a grey January and reduces the moisture load the wall has to manage.
A full year of testing at BCIT's Cold Weather Testing Facility showed reduced moisture buildup over time alongside the efficiency gains, which is the pairing that matters in a coastal climate.

Where a Vancouver Island budget goes
Your package price is locked before construction starts, which removes the largest variable from the budget. Land, foundation, services, permits and assembly labour are quoted locally by your builder. Design, estimating and engineering are included rather than billed separately.
Where packages go
Packages ship from our facility in Cobble Hill, British Columbia, and we have been delivering internationally since 1989. No site is too remote.
Cowichan Valley and Cobble Hill
Where we manufacture. Duncan, Shawnigan, Mill Bay and the surrounding valley.
Victoria and the Capital Region
Langford, Sooke, Saanich and the peninsula. Our sales office is in Langford.
Nanaimo and the mid Island
Family homes, acreages and waterfront builds through the central Island.
Comox Valley and Campbell River
Up island building with mountain access and a strong retirement and second-home market.
The Gulf Islands
Salt Spring, Gabriola, Denman, Hornby and the rest. Ferry logistics are routine for us.
The west coast and remote sites
Tofino, Ucluelet and the exposed outer coast, where wind loading and access both shape the build.
What buyers here ask
Kit home, prefab package and panelized package all describe the same thing: a complete set of engineered components manufactured off site and assembled on your foundation by a licensed local builder. It is not a manufactured home on a chassis and it is not a modular home shipped as finished boxes. Because the house is completed on site under the same permitting and inspection process as any custom build, the finished home is treated as a site-built home.
The package is one part of the total. Your building package price is locked in before construction begins, which removes the largest variable from the budget, while site costs such as land, foundation, services, permits and local labour vary locally and are quoted by your builder. A practical way to size a project early is to divide your total budget by the going cost per square foot in your area.
A licensed local builder or contractor of your choosing. We manufacture and deliver the package with complete assembly documentation, and our team stays available for technical questions through construction. If you do not have a builder yet, we can point you toward contractors who have assembled our packages before.
Yes. Panelized packages ship flat on standard trucks rather than as finished three dimensional boxes, so they travel where modular homes cannot. That makes island properties, acreages and sites with limited road access workable. We plan the logistics for your specific site, including access roads and ferry routes.
Yes, and Island clients should. The plant is in Cobble Hill and tours cover the design department, the production floor with its computerized saws and laser guidance, the truss plant, quality control, and the selections showroom where you can handle actual windows, siding, roofing and hardware rather than choosing from swatches. The company began as Pacific Builders' Supplies in 1959, added truss manufacturing in 1969, and started building complete home packages as Pacific Homes in 1982. We have manufactured from the same Cobble Hill site throughout. The full story.
