Governments have picked a side, and it's factory-built
The biggest shift in Canadian housing policy in a generation is a bet on prefabrication. The numbers below come from public sources, each linked so you can verify them.
Housing starts Canada needs every year over the next decade to restore affordability, against a current rate of roughly 259,000, according to CMHC projections. The agency has said the country must roughly double its output, and points to factory-built construction as a way to get there.
Minimum down payment on a factory-built home under CMHC Prefab Plus, launched in May 2026. The program disburses insured financing in up to four stages matched to how prefab homes are actually built and delivered, per Canadian Mortgage Trends.
Factory-built homes planned across the first six federal Build Canada Homes sites in Toronto, Ottawa, Winnipeg, Edmonton, Dartmouth and Longueuil, with room to scale to 45,000 units. The agency launched in September 2025 with $13 billion and issued a request for information on modern methods of construction in February 2026.
Time to complete and occupy an 84-unit modular affordable housing project in Calgary, compared with nearly two years for a similar conventional build, a result CMHC cited from the pilot that opened all of its multi-unit insurance programs to modular construction.

The numbers in this section are Pacific Homes' own, drawn from sixteen months of search data and twelve months of inquiry data. Methodology and limitations are described at the bottom of this page.
Share of quote requests submitted to Pacific Homes over the past twelve months that came from the United States. American buyers now outnumber Canadian buyers at the quote stage for our BC-built home packages, led by Hawaii, Alaska, Washington, California and Colorado.
Times our pages appeared in Google search results over sixteen months, generating 77,447 visits. Canada accounted for 40,690 of those visits and the United States 26,892, with the remainder spread across 176 other countries.
Click-through rate from searchers in Ukraine, nearly double the Canadian rate of 3.3%, across more than 9,100 appearances of our pages. A note on interpretation: this period includes June 2025, when a widely reported Ukrainian drone operation concealed inside prefabricated wooden cabins put prefab structures in global headlines, so the figure may reflect both genuine rebuilding interest and news-driven attention. Bulgaria showed the highest engagement of any country at 10.1%.
Share of our search visits that came from phones. Tablets, though a small slice of traffic, showed the strongest engagement of any device, which fits who is researching these homes: buyers in their fifties and sixties planning a retirement or legacy build from the couch.

Pacific Homes has been building custom homes from Vancouver Island since the early days of Canadian prefabrication, delivering panelized packages across Canada, the United States and overseas.
Share of the homes we build that are customized from their starting plan. In practice, almost nobody builds a stock design, which is the strongest argument that factory-built and custom are not opposites.

How the numbers were produced
First-party figures come from Google Search Console (16 months ending July 2026, web search) and Google Analytics 4 (12 months ending July 2026) for pacific-homes.com. Search impressions count how often our pages appeared in results; visits count clicks through to the site. Quote request shares are based on 2,022 quote page submissions attributed by country.
Limitations worth knowing: impression counts are influenced by where our pages rank, so regional figures indicate interest reaching Pacific Homes rather than total search demand for a region. Conversion geography is not ranking-dependent and can be read at face value. Public market figures are drawn from the linked sources and were current when published.
