Pacific Homes Builder Program

Build our packages. Keep the contract.

Pacific Homes manufactures panelized SmartWall® home packages on Vancouver Island and partners with independent builders across BC, Alberta and beyond. You take the construction contract and earn package margin on every client we send you. We handle the design, engineering and manufacturing.

Why Partner With Us

A real program, not a referral list

Most manufacturers hand you a brochure and a phone number. We give you assigned leads, a defined way to earn, and a written agreement that protects the work you put in.

Leads assigned by region

When a client in your area is ready to build, we bring them to you. Pre-qualified, already interested in a Pacific Homes package, and matched to builders who serve that territory.

You keep the construction contract

The build is yours. You earn your full construction contract with the homeowner, plus package margin on the SmartWall order. Two revenue lines from one introduction.

Quote with confidence

Package pricing is locked in before construction, so the number you give a client holds. Panelized assembly reaches lock-up in roughly half the time of stick framing, so you finish more builds per year.

A written partner agreement

Clear terms on leads, pricing and territory. The client relationship and package are secured up front, so the work you invest in a lead stays yours.

We carry the heavy lifting

Design, engineering, material ordering and manufacturing happen at our facility. You manage the site build, not the drafting table, so you can take on more projects with the same crew.

Certified SmartWall Builder

Complete a short onboarding and earn the designation, a listing on our builder locator, and co-op marketing support that sends clients looking for a builder straight to you.

How It Works

From our lead to your build site

A straightforward handoff that gets a client from first inquiry to a signed build, with both of us clear on our roles at every step.

1

We generate the client

A homeowner in your region reaches us wanting a custom Pacific Homes package.

2

Package is secured first

We handle design and the package agreement, then introduce you as the local builder.

3

You win the build

You sign your construction contract with the homeowner and manage the on-site work.

4

We deliver and support

Panels arrive sequenced to your schedule, backed by our team through assembly.

The Builder Math

More builds, less overhead

Building with panelized packages changes the economics of your business, not just the wall assembly.

Building with Pacific Homes

  • Leads delivered to you, no marketing spend to find them
  • Design and engineering handled off your desk
  • Lock-up in about half the time of stick framing
  • Locked package pricing you can quote against
  • More completed projects per year with the same crew
  • Construction contract plus package margin

Conventional stick building

  • You source and pay for every lead yourself
  • Drafting, engineering and permits eat your time
  • Weather delays and framing timelines stretch the build
  • Material prices move under your fixed quote
  • Fewer builds per season, higher coordination load
  • One revenue line, thinner margins
Who We Partner With

The builders we look for

We match clients with builders who deliver the quality our name depends on. Strong candidates usually have:

  • A licensed residential builder registration in your province (BC Housing or equivalent)
  • A track record of completed custom or energy-efficient homes
  • Comfort working from manufacturer-supplied plans and design teams
  • New-home warranty coverage in place for your region
  • Capacity to take on introduced clients in your service area
  • A focus on quality and finish that matches the Pacific Homes standard

Partner Questions

Good to know before you apply

Yes. You contract directly with the homeowner for the build and earn your full construction margin, on top of the margin built into the SmartWall package order. We supply the package and support; the on-site build and client relationship for construction are yours.

We assign leads by region and give active partners first right of refusal in their area rather than rigid exclusivity, so no region is left without a builder when a client is ready. Specific territory terms are set out in your partner agreement.

There is no purchase of inventory to become a partner. You earn through your construction contract and package margin. Any program specifics are covered in the agreement, and we will walk you through everything on the call before anything is signed.

Yes. We run a separate referral track for realtors, designers, architects and developers who introduce package buyers. Where BC rules require it, realtor referral fees are paid through the professional's brokerage with written disclosure. Mention your role in the application and we will point you to the right program.
