A prefabricated home is engineered and built in a controlled factory environment, then transported to your site and assembled on a permanent foundation. The result is a home that meets or exceeds the same building codes as any site-built house.

A manufactured home (formerly called a mobile home) is built to a separate federal standard (HUD code), is often placed on a non-permanent chassis, and typically cannot be customised to the same degree. Pacific Homes builds to the BC Building Code and applicable US state codes - your home is assessed, financed, and resells exactly like any other real property.

Every Pacific Homes build is 100% custom. You have three starting points: choose an existing floor plan, modify one of our existing designs as extensively as you like, or hand us a blank sheet and we design from scratch around your site, lifestyle, and budget.

Beyond the floor plan, you control exterior cladding, roofline, window placement, interior finishes, cabinetry, fixture selections, and structural options such as open-concept spans and vaulted ceilings. Our engineers work within those choices to keep everything code-compliant and structurally sound.

We follow a structured seven-step process designed to keep you informed and in control at every stage:

  1. Consultation - We learn about your site, vision, and budget.
  2. Design - Floor plan development and selection of finishes.
  3. Engineering - Structural drawings prepared and stamped.
  4. Permits - We coordinate permit applications with your local authority.
  5. Factory Build - Your home is constructed in our controlled facility.
  6. Delivery and Set - Modules are transported and craned onto your foundation.
  7. Site Completion - Connections, finishing trades, and final inspections.

Timeline varies by project complexity, permit jurisdiction, and site conditions, but a typical single-family home moves from signed contract to move-in in roughly 9 to 14 months. Because factory construction runs in parallel with site preparation and permitting - rather than waiting for each phase to finish before the next begins - prefab builds are generally faster than comparable site-built projects.

Larger multi-family developments naturally take longer. We give you a project-specific schedule at the design stage so you have a clear picture before anything is committed.

We build all three. Pacific Homes works with primary residence owners, recreational property and cottage buyers, and multi-family developers. Whether you need a lakeside cottage, a full-time family home, or a low-rise apartment or townhouse development, the same custom design and engineering process applies. Multi-family clients benefit from the repeatability of factory production - identical modules can be built to tight tolerances at scale, which reduces cost-per-unit and schedule risk.

We serve clients throughout British Columbia and across the USA. Remote and waterfront properties are a strength of the prefab model: because the bulk of construction happens off-site, we can significantly reduce the disruption and cost of working in locations with limited site access or short building seasons.

During the consultation phase we assess your site's access, crane clearance, and foundation requirements so there are no surprises on delivery day. If a location presents genuine constraints, we will tell you upfront and design around them where possible.

Yes - in many ways it exceeds site-built construction. Modules are engineered to withstand the stresses of transportation, which means the structural framing is inherently robust. Factory conditions eliminate weather-related delays and moisture damage to materials during the build, which is a common hidden problem in outdoor construction.

Energy performance is designed in at the engineering stage. Insulation, air sealing, window specifications, and mechanical systems are all specified before a single board is cut, so there is no guesswork on site. Our homes meet current BC Energy Step Code and applicable US energy code requirements, and we can design to higher performance targets on request.

We coordinate the permit process as part of our seven-step build. Our engineering drawings are prepared and stamped by licensed engineers, and we have experience working with municipal and regional authorities across BC and in US jurisdictions. You are kept informed, but you do not need to navigate the paperwork yourself.

Approval timelines vary by municipality and are outside our control, but we factor typical local review periods into your project schedule from the start.

Yes. Because our homes are placed on permanent foundations and built to the applicable residential building code, they qualify for standard residential mortgages in the same way a site-built home does. Construction financing (a draw mortgage) is available through most major lenders in Canada and the US - your lender releases funds in stages aligned with the build milestones.

We recommend speaking with a lender or mortgage broker early in the process so your financing is arranged before design finalisation. We are happy to provide project documentation that lenders typically request.
